Inventory Is on the Rise, Slowly but Surely
As of now, Coral Springs has 306 active and coming soon single-family homes on the market (excluding 55+ communities). That’s up slightly from 296 homes at the end of March 2024, representing a 3.4% increase in inventory month-over-month.
While we’re still about 14% below pre-pandemic inventory levels (as of February 2020), this modest uptick gives buyers more options and signals that the market may be loosening up — even if just a little.
Homes Are Taking Longer to Sell
We’re also seeing homes sit longer before going under contract. Here’s a quick comparison of market data from March 2024 to March 2025:
- March 2024:
- Homes Sold: 75
- Average Days on Market (DOM): 50
- Median Sales Price: $699,999
- Months Supply of Inventory (MSI): 4.5
- March 2025:
- Homes Sold: 80
- Average DOM: 62
- Median Sales Price: $679,500
- Months Supply of Inventory: 3.9
That’s a 24% increase in the time it takes to sell a home, with prices softening slightly year-over-year. While more homes sold this March, the longer days on market reflect more cautious buyers and increased competition among listings.
What’s Causing the Shift?
Several factors are contributing to the current market dynamics:
- Interest rates are still hovering around 7%, keeping some buyers on the sidelines
- Recent tariffs are shaking up the stock market and overall buyer confidence
- The slight rise in inventory means more competition for sellers, and more choices for buyers.
