Downtown Coral Springs could grow even more if the commission moves forward with the development of City Village.
A new agreement will bring Amera one step closer to combining and redeveloping the former city hall site at 9551 W Sample Road into a mixed-use project.
Situated on 12.8 acres, the new project is slated to add grocery options, retail, restaurants, and entertainment.
According to the city, Amera already owns most of Village Square and is contracted to purchase the rest.
On Wednesday, the commission will discuss the purchase and sale agreement with Amera of City Village.
In the agreement, Amera Corp. will purchase the remainder of the land by April 1 for $4.6 million. Ā They must deposit $500,000 by Jan. 29. They will have a 45-day due diligence period.
The agreement will replace a letter of understanding, which the commission approved on Oct. 7, 2020. This letter preceded any legally binding agreement between the city and the developer.
According to a city press release, City Village will help enhance the city’s tax base and help residents, businesses, and visitors.
In April 2021, lead developer George Rahael presented to the Community Redevelopment Agency, explaining possible land uses.
The primary component calls for a 23,600 square-foot grocery store and retail, residential, and parking space. The residential space includes two eight-story apartments and a five-story apartment on the property’s west side.
The secondary component, which will be market-driven, calls for a two-story medical office building and additional retail, restaurants, and daycare buildings on the site’s east side. A roundabout will connect the two sides. A canal would have to be culverted for the roundabout to be constructed.
Rahael also told the agency that he reached an agreement with property owners in Village Square to purchase properties in the plaza.
Amera will have until June 24 to close on all Village Square properties. If they fail to do so, the city could repurchase the property.
