
Lifetime Fitness in Boca Raton. {Lifetime Fitness}
A proposed two-story, 87,750-square-foot Life Time Fitness facility spanning Parkland and Coral Springs, near the former Heron Bay Golf Course and Clubhouse, is moving forward after a series of design and site revisions prompted by city officials’ feedback in early December.
The project, first proposed in 2024, is slated for 11801 Heron Bay Boulevard and is being pitched as a luxury fitness destination spanning 13 acres. Plans call for resort-style amenities, including pools and spas, on-site cafés, co-working spaces, and a wide range of fitness programming tailored to children, adults, and seniors.
In addition to traditional gym offerings, the applicant is seeking city approval to include medical services, child care, and professional office space within the facility. The center would also include areas for the sale of food, alcohol, and health and fitness-related retail items.
According to a recent Development Review Committee summary, several updates have been made to the proposal since the December submission.
Among the key site changes, the number of pickleball courts has been reduced from six to four. The pool deck has been shifted approximately 20 feet farther east, increasing the buffer between the amenity area and the nearby Falls neighborhood to more than 100 feet.
Additionally, a solid acoustical fence has been added along the west side of the pool deck, and a two- to three-foot berm has been incorporated within the landscape buffer to further address noise and visual concerns.
The project team also presented architectural revisions after receiving feedback that the building’s original design appeared “a bit too modern.” Updates include a decorative cornice along the roofline, expanded pilasters, additional decorative sconces, adjusted stone patterns, building colors that better complement the surrounding architecture, and a widened main entrance.
City staff noted that while progress has been made, additional refinements are still expected. The applicant is continuing to work with architects to address remaining comments.
Further coordination with the North Springs Improvement District is also needed to determine how temporary parking and site access will operate during construction. Officials indicated that the developer will update the project’s phasing plan after meeting with district engineers.
Lighting plans remain under review, with the applicant expected to clarify how pedestrian pathways on the west side of the property will be illuminated.
The proposal is expected to advance to a Planning and Zoning Board meeting, likely in March or April. If recommended for approval, the project would then move to the City Commission, where two public hearings are anticipated, potentially in April or May.
If approved, the development would bring one of Life Time’s signature resort-style fitness centers to the area, adding a new health, recreation, and lifestyle destination to the former golf course property.
The joint Parkland-Coral Springs venture is part of a larger vision that includes the planned “Village in the Park” project, a downtown-like area with farmers’ markets, food trucks, walking trails, retail shops, and green space.
Life Time offers memberships at various price points, from around $100 for a standard membership to higher-priced options with amenity packages. The basic package includes access to gyms, swimming pools, the chain’s high-end locker rooms, and workout studios offering a range of classes.
