Coral Springs is set to undergo a transformative urban revitalization as a national rental company opens its doors to new residents.
Today, Mill Creek Residential has announced that they are starting to lease at Modera Coral Springs, a mixed-use apartment complex in the city’s heart.
This milestone marks the official opening of the first phase of a larger development plan, the Cornerstone at Downtown Coral Springs, with the groundbreaking of the second phase poised to start soon.
Modera Coral Springs is located at 3210 N. University Drive and just south of Sample Road. It features 351 apartments and 14,600 square feet of retail space on the ground floor and is the initial offering of the broader Cornerstone initiative.
In a news release, Mill Creek stated the second phase would include 353 homes and 24,180 square feet of retail space. This expansion is intended to inject new life into the city’s busiest corner by providing a variety of fresh living, dining, retail, and entertainment experiences. The first tenants are expected to move into Phase II residences in the summer of 2025.
“We’re thrilled to welcome the inaugural residents to Phase I and eagerly await the launch of Phase II,” said Andrea Rowe, senior managing director of development in South Florida for Mill Creek Residential. “These developments will eventually provide over 700 homes and close to 40,000 square feet of retail space, offering a top-tier living experience in a fantastic neighborhood. Our role in shaping Cornerstone at Downtown Coral Springs is a unique opportunity to encourage cross-connectivity and foot traffic in the city’s hub.”
Modera Coral Springs will offer one, two, and three-bedroom layouts with optional dens. Prices start at $2,035 monthly for a studio to $3,550 for a 3-bedroom.
Community facilities include a rooftop deck, resort-style pool, barbecue areas, picnic tables, resident clubhouse, game room, private conference rooms, and a fitness center with a yoga/Pilates studio. The pet-friendly community also features a dedicated dog run and pet spa and modern conveniences like digital package lockers with cold storage, controlled-access garage parking, bike storage, and additional storage options.
The apartments offer nine-foot ceilings, wood plank-style flooring, stainless steel appliances, quartz countertops, tile backsplashes, programmable thermostats, central heating and air, walk-in closets, and in-home washers and dryers. Bathrooms feature tile shower surrounds, soaking tubs, double vanities, and linen closets.
Phase II will mirror many of these features and offer a unique suite of amenities, including three landscaped elevated courtyards, a resort-style swimming pool, a multipurpose clubhouse overlooking the pool deck, barbecue stations, a museum-inspired lobby and mailroom, coworking spaces catering to the growing remote worker population, and a fitness facility.
