The city of Coral Springs will host a public meeting on Tuesday, Aug. 19, to discuss a major rezoning plan that would expand the Downtown Mixed-Use Zoning District to cover the entire CRA area.
The meeting will run from 5 to 7 p.m. in the Everglades Room at City Hall, 9500 W. Sample Road, and will focus on Phase II of the downtown zoning plan, which would replace multiple, inconsistent zoning classifications with one unified set of rules intended to encourage redevelopment, attract investment, and allow a broader mix of uses, according to city documents.
Phase I of the Community Redevelopment Agency’s zoning plan, completed in 2018, applied the mixed-use zoning to the downtown core east of Coral Hills Drive and north of NW 31st Court.
Phase II would extend the zone west beyond Northwest 99th Way, south to just short of Northwest 31st Court, and north to Northwest 35th Court, covering areas along West Sample Road and adjacent side streets that are now outside the Phase I boundary.
City planning documents indicate that the expansion will involve rezonings, amendments to the city’s Land Development Code, and new design guidelines to finalize the CRA zoning plan.
The Coral Springs CRA, established in 2001, uses tax-increment financing to spur redevelopment in its 136-acre district. Its long-term goal is to create a vibrant, walkable downtown with a mix of residential, commercial, and public space, officials say.
In recent years, the CRA has provided funding and incentives for projects such as the Cornerstone mixed-use complex and the planned City Village development.
