The Coral Springs city commission Wednesday unanimously approved a revised development plan for the first phase of the City Village project, the city’s long-envisioned downtown on Sample Road.
Amera Corporation got the OK to move forward with plans to build 300 rental apartments, over 21,000 square feet of commercial space, and a four-story parking garage—along with features like a gazebo and outdoor seating—on nearly five acres of land in the project’s first phase.
Construction on Phase 1 – located at the site of the old City Hall along Sample Road near Coral Hills Drive – is expected to begin in late 2025 and be completed in mid-2027,
Officials said the details of the project’s second phase have not been finalized, but it will include a minimum of 65,000 square feet of retail and restaurant space near University Drive, just east of Phase 1.
Officials said that construction on Phase 2 is expected to begin in late 2027 and finish in mid-2029.
The second phase will require demolition of an old shopping plaza that currently sits on the eight-acre site, officials said.
City Village is being developed with the aim of turning the area into Coral Springs’ vibrant, family-friendly downtown.
Other apartment buildings and commercial spaces in the area are already in various stages of development.
The city commission’s vote on Wednesday granted Amera limited exceptions to city statutes, including those governing off-street loading and certain building design elements.
A plan previously submitted to the city by Amera for the entire 12-acre City Village property included 412 residential units and 150,000 square feet of commercial space, including a 40,000-square-foot Whole Foods.
The city rejected that plan due to concerns over building height and other issues.
Amera is best known locally for The Walk on University Drive. According to the corporation, the company is also credited with bringing Trader Joe’s to Coral Springs and keeping Barnes and Noble Booksellers in the city.
